
The Appraisal Company is currently sending out postcards to notify the homeowners in the areas they will be inspecting within the next two weeks. The revaluation company is currently making inspections in three areas of town.
If the revaluation inspector does not gain entry, the inspector will leave a note advising the homeowner they were there and the date and time they will return to inspect the property.
If the homeowner cannot accommodate them at that time, they are asked to call 973.285.9940 between 10 AM and 4 PM to reschedule to a mutually convenient time. If the homeowner does not respond to the note and the revaluation company arrives at the house for the second appointment they will leave a final note advising the owner of all the additional things they believe are in the house. The homeowner is asked to call to arrange an interior inspection.
The revaluation company is required by the State and our contract with them to make repeated attempts for interior inspections to all properties. They are required to gain entry to 100% of the properties. If they do not gain access to the interior after repeated attempts, they are required to assess the property at the highest and best use. The company has the authority to assess the owner for what they believe is in the house.
The revaluation company will leave a blue note with what they believe is in the interior of the house. The company will provide a telephone number for the homeowner to schedule an appointment for the inspection of the interior so their assessment will be reduced.
Inspectors may be identified by identification tags that will be prominently displayed. Additionally pictures of the inspectors are displayed here.
