Understanding Property Inspections

As Part of a Property Revaluation

1Who will inspect my Property?
Property evaluations will be conducted by trained inspectors from Appraisal Systems Inc, under the supervision of the Washington Township Tax Assessor. Appraisal Systems Inc. is a professional appraisal company with over 25 years of experience in performing property revaluations.

2What will the inspectors do?
The inspectors will take measurements of the exterior of all houses and structures. Inside, inspectors will determine the amount of living space and the condition of kitchens, bathrooms, basements and foundations. Additionally, pictures will be taken of the EXTERIOR of all houses and structures.

3What about my safety and security?
The inspectors will be wearing a photo ID Badge issued by Appraisal Systems Inc. Don't let anyone into your home unless they are wearing a badge like the one seen to the right. Inspectors will only enter a home if an adult is home. Inspectors will not enter houses when only children are home.

4How long will and inspection last ?
Inspections only take a few minutes. The inspector's goal is to get the information they need with the least intrusion on residents and property owners.

5When will inspections take Place ?
Inspectors will visit properties Monday through Saturday during the day and evening. Inspections will not be performed on Sundays.

 

6What if the inspectors come at an inconvenient time or when no one is at home?
If inspectors come at an inconvenient time, you do not have to answer the door. If no one answers the door, inspectors will leave a card on your door like the one shown below. The card instructs you who to call to reschedule an inspection. Please remember that inspections cannot be scheduled for Sunday.

7What if I made improvements and upgrades to my home over the years?
Inspectors are only interested in getting the information needed to properly appraise your property. They do not get involved in local zoning or building codes. Inspectors report only to the Township Tax Assessor.

8Do the inspectors appraise my property? Calculator
Inspectors do not appraise property. Inspectors gather information. The property appraisals are calculated by certified appraisers licensed by the the State of New Jersey.

9Does a revaluation make my property taxes go up ?
No. Property revaluations do not automatically result in higher property taxes. This is because while property values go up, the tax rate used to calculate your tax bill will go down.

10Will I receive more information as the property revaluation continues?
Yes, additional information will be available here, on the Township Web Site, as it becomes available. Notice of additional information will appear on the main page.
